Lakeview Heights received the 2011 Citation for Design Excellence from the American Institute of Architects Rochester Chapter. 

The award recognizes Rochester area architectural firms and building owners for excellence in building planning and design.  Lakeview Heights is a 40-bed apartment community for adults and families below median income levels and for adults with mental illness.  Located in Seneca Falls, NY, the three-story building echoes the forms of a historic barn and mill connected by a glass entrance lobby with resident lounges above.  The L-shaped building wraps around a south-facing, landscaped courtyard used for recreation and respite.  PLAN Architectural Studio of Rochester is the Design Architect.

 

The Lakeview Special Needs SRO received the 2009 Design Excellence Award from the American Institute of Architects Rochester Chapter.

The award recognizes Rochester area architectural firms and building owners for excellence in building planning and design.  The Special Needs SRO is a 38-bed Single-Room-Occupancy residential facility for adults with mental illness.  Located in the City of Ithaca, NY, the three-story, L-shaped, brick masonry building is built up close to Third Street, serving as a gateway into the neighborhood.  The transparent glass entrance tower contains the main lobby on the first floor with resident lounges above.  The building wraps around a landscaped south-facing courtyard which is used for respite and recreation.  PLAN Architectural Studio of Rochester is the Design Architect.

 

The Lakeview Special Needs SRO, located in the City of Ithaca, NY, achieved LEED Certification in September 2010 from the U.S. Green Building Council.

The LEED (Leadership in Environmental and Energy Design) Green Building Rating System evaluates environmental performance from a whole building perspective over a building’s life cycle, providing a definitive standard for what constitutes a ‘green building.’  It is a performance-oriented system where credits are earned for satisfying criteria designed to address specific environmental impacts inherent in the design, construction, and operations and maintenance of buildings.

The Lakeview Special Needs SRO includes the following sustainable, or ‘green’, components that contributed to its LEED Certification:

Sustainable Sites

The SRO is located in an established neighborhood with access to public transportation and within walking distance to essential services.  Bicycle storage is provided for residents and staff.  The asphalt parking area was reduced to provide additional green space on the property.  A light-colored membrane roof reflects sunlight, decreasing the summer cooling loads.

Water Efficiency

Native, water efficient landscaping was used on the site to eliminate the need for irrigation systems.  Water-efficient plumbing fixtures were used throughout the building.

Energy & Atmosphere

The building has a highly insulated exterior envelope and is outfitted with energy-efficient HVAC systems, contributing to an energy performance that is 40-percent better than the NYS Energy Code.

Materials and Resources

The building is constructed with both regional and recycled materials.

Indoor Environmental Quality

Low-emitting materials were used in paint and coatings, adhesives, carpeting, and composite wood products.  Increased ventilation was provided throughout.  Individual rooms are provided with HVAC controls for thermal comfort.

The Special Needs SRO’s LEED Certification is a testament to Lakeview’s commitment to building sustainable facilities that help reduce the burden on the environment and provide a healthy, pleasant atmosphere for its residents and staff.
